Q7: How do I get a paper copy of the new Covenants?

A7: You can print your own copy right now by clicking here. To help reduce costs, one paper copy will be provided per household.
Q8: Why does everyone on the Deed need to sign, instead of just one vote per household?
​
A8: First of all, per our covenants attorney: "An amendment to the Covenants is not a ‘vote.’ It is not an action of the Association. It is an action of the lot owners. Each person with an ownership interest in the lot has to sign so that the lot is bound by the change in the Covenants, since each owner has a property interest." ALSO See our short video.

Q9: What does it mean that our covenants are "bound to the land?"
​
A9: Homeowners’ association covenants are legally "bound to the land." That means that the rules and restrictions set by the association apply to the property itself, not just to the individual owners. The covenants are legally attached to the deed and continue to apply when the property is sold or transferred.

Q10: Do the new covenants address the problem of garbage cans being visible from the street?
​
A10: Yes. The revised wording is: "Garbage containers shall be kept out of view from the street, preferably in the garage or within a fence pre-approved by the ARC. For weekly pickup, garbage containers are to be placed at the Owner’s curb, but not in the street, no earlier than the afternoon prior to removal. Materials for bulk pickup shall be placed at the curb according to Maryville City’s rules."

Q13. Under Parking Restrictions in the new Covenants it says "On-street parking during the day is allowed for residents, guests and workers, etc. if the street is 24 feet wide or wider and the parked vehicles provide enough space for the safe passage of emergency vehicles, school buses, etc."
Which of our streets is 24 feet wide?
A13. Although you should double-check to make sure, Bill Benson’s study showed that the following Royal Oaks streets are 24 feet wide or wider:
Crooked Stick Drive – 24 ft. 4.5 in.
Cypress Point Court – 24 ft.
Doral Drive – 24 ft.
Innisbrook Drive – 24 ft. or more
Legends Way – Some sections are OK, but some are definitely not. Width varies from 30 ft. to 17 ½ ft.
Royal Oaks Drive – 26 ft. or wider
Sand Hills Drive – 28 ft. 3 in.
Spyglass Drive (lower only) – 24 ft.
Torrey Pines Drive – 24 ft.
Winged Foot Drive – 24 ft.
