Plat Maps and Royal Oaks (ROPOA)

Definition: Plat maps are detailed drawings showing property boundaries, land divisions, and features like roads, easements, common areas, and lot numbers. They’re used by developers, surveyors, and local governments to manage land planning, zoning, and ownership records.
​The original subdivision equaled 127 lots (Plats 1041B, 1042A & 1042B).
The entire subdivision now equals over 600 lots!

The Blount County Property Assessor’s Office kindly helped us gather the plat data
in Oct. of 2024, though it has been updated since then. A huge thank you to
Trevor McMurray, the Chief Deputy at the Blount County Assessor’s office for his help.

Question 1: Why are there so many plats now, as compared to 1990?
​
Answer 1: Hundreds of homes have been added to Royal Oaks since 1990. This includes subdivisions such as Golf Villas, Legacy Villas, Torrey Pines, The Cottages, Ridge Club condos, Spyglass Loop (actually on Doral Dr.), and Garden Villas (planned). Several properties have had their lots revised for various reasons, and about 75 homes extended their property into the former golf course, and a few extended behind Aldi’s; all requiring a new Plat.

Question 2: Why do we need to care about Plat maps?

Answer 2: Plat maps show your lot, and the lot numbers are how your property is described when it is being transferred by a deed. Plats also show easements, utilities, structures, roads, and sometimes other features which may affect your property, but may or may not be contained in your deed.
